1. Definitions

"We", "Us", "Our" —

Sanxia Service, operating at No. 54, Minquan Street, Sanxia District, New Taipei City 237, Taiwan.

"You", "Client" —

The individual or household contacting or engaging Sanxia Service for a plumbing visit.

"Service" —

Any plumbing call-out work described on this website, including leak checks, drain clearing, and fixture fitting.

"Visit" —

A scheduled attendance at the client's premises by a Sanxia Service technician.

"Site" —

The website at sanxias.live.

2. Acceptance of Terms

By using this site or submitting a contact or booking request, you confirm that you are at least 18 years of age, have the legal capacity to enter into an agreement, and accept these Terms & Conditions in full.

If you are booking on behalf of a property owned or occupied by another person, you confirm that you have the authority to do so.

3. Service Description and Availability

Sanxia Service provides on-demand home plumbing call-out services. The three service categories currently offered are Leak Check & Repair, Drain Clearing & Flow Check, and Fixture Fitting & Pipe Review. Full descriptions are on the Solutions page.

Services are available in Sanxia District and selected parts of New Taipei City. We reserve the right to decline a booking if the location falls outside our operational area or if scheduling does not permit it.

We make reasonable efforts to attend at the agreed time. Delays caused by traffic, prior jobs overrunning, or circumstances outside our control are not considered a breach of these terms.

4. Booking and Scheduling

• A booking is confirmed when we send written or verbal confirmation of the visit time.
• If you need to cancel or reschedule, please inform us at least 24 hours in advance where possible.
• We reserve the right to cancel a visit if access to the property cannot be arranged or if unsafe conditions are present on arrival.
• Scope changes on site will be discussed before work proceeds. You will not be charged for additional tasks without prior agreement.

5. Pricing and Payment

Published prices are in New Taiwan Dollars (NT$) and cover the standard scope of each service, including labour and routine consumables. Current rates:

• Replacement parts not included in the standard rate will be quoted separately before sourcing.
• An invoice is issued at the end of each visit. Payment is due on the day of the visit.
• We accept cash (NT$) and bank transfer. We do not accept card payments at this time.
• Prices may change. The rate applicable to your visit is that confirmed at the time of booking.

6. Your Responsibilities

• Provide accurate information about the fault when making a request.
• Ensure a responsible adult is present at the property during the visit.
• Allow safe and reasonable access to the affected area and to the mains water shut-off.
• Not misuse the site or submit false enquiries.
• Settle payment on the day of the completed visit as agreed.

7. Intellectual Property

All content on this site — including text, design, images, and code — belongs to Sanxia Service or its licensors. You may view and print pages for personal, non-commercial use. Reproduction, distribution, or commercial use without our written permission is not permitted.

8. Disclaimers

This site and its content are provided in good faith. We do not warrant that the site will be uninterrupted or error-free.

Information on this site about plumbing issues is for general guidance only and should not replace a professional assessment at your property.

We will carry out work to a reasonable professional standard but do not claim specific outcomes for plumbing conditions we have not yet inspected.

9. Limitation of Liability

To the extent permitted by the laws of the Republic of China (Taiwan), our total liability for any claim arising from a service visit shall not exceed the amount paid for that specific visit.

We are not liable for indirect, incidental, or consequential losses, including loss of income or damage to property that was pre-existing or was concealed at the time of the visit.

Nothing in these terms excludes liability for death, personal injury, or fraud caused by our negligence.

10. Termination

Either party may cancel a booking with reasonable notice. We may decline or cancel a booking if we have evidence of false information, unsafe site conditions, or prior unpaid invoices. Clauses relating to payment, intellectual property, and liability survive termination.

11. Dispute Resolution

These Terms & Conditions are governed by the laws of the Republic of China (Taiwan). Both parties agree to attempt informal resolution first by contacting [email protected].

If informal resolution fails, disputes shall be referred to the competent courts of New Taipei City, Taiwan.

12. General Provisions

• Entire Agreement: These terms, together with any written booking confirmation, form the entire agreement between us.
• Severability: If any clause is found to be unenforceable, the remaining terms continue in force.
• Waiver: Our failure to enforce any term does not constitute a waiver of that term.
• Assignment: We may assign our obligations to a qualified subcontractor. You may not assign your booking without our consent.

13. Changes to These Terms

We may revise these terms from time to time. The updated effective date will appear at the top of this page. Bookings made before a revision remain subject to the terms in force at the time of booking. Continued use of the site after a revision indicates acceptance of the new terms.
