One approach, applied to every job
Every visit follows the same sequence: confirm the scope with the client, diagnose before acting, complete the work, run a functional test, and leave a brief written note. The sequence is the same whether we're tightening a tap joint or installing a new basin.
We don't adapt the method based on the size of the job. A NT$3,900 leak check gets the same care and the same final test as a NT$13,600 fixture installation. The written summary is left after each — not just the larger jobs.

Service 01
Leak Check & Repair
Locating leaks at taps, joints, and connections and sealing them cleanly where possible. Suits slow drips, damp patches under sinks, and taps that no longer close. The cause is explained plainly, a watertight check follows, and a short note covers early signs the homeowner should know.
This service covers supply-side leaks: cold and hot water lines, isolation valves, tap bodies, and connection points to flexible hoses. Drain-side leaks — where the water escapes after the tap or fixture — are handled under the drain clearing service if they involve blockage, or under fixture fitting if a seal or trap needs replacing.
Typical job duration
1–2 hours depending on leak location and access. Supply-side wall leaks requiring tile removal are outside scope and referred to a renovation contractor.

Service 02
Drain Clearing & Flow Check
Clearing of blocked sinks, showers, baths, and toilets with a flow check and trap inspection to restore steady draining. Methods suit the pipework: hand auger or rod for accessible blockages, a flexible cleaning tool for further obstructions. Nearby fixtures are checked, and straightforward upkeep advice is shared afterwards.
Slow-draining bathroom sinks are the most common call-out in Sanxia's older housing stock. Hair and soap residue accumulates quickly in 40mm waste pipes, and cast-iron drain legs can develop partial blockages over decades that only become noticeable gradually. We clear the accessible sections and advise on what, if anything, needs monitoring.
Service 03
Fixture Fitting & Pipe Review
Fitting of taps, valves, hoses, and traps, plus installation of a toilet, basin, shower, or water heater on request, with a review of pressure and pipe condition after each installation. Scope is agreed ahead of time, each item is demonstrated to the client when complete, and a plain summary is provided.
This service covers replacement and new installation work where access is already available — no tiling or structural modification. A common example is a basin replacement on an existing waste connection, or a water heater swap where the supply and waste points are already correctly positioned. The pressure review identifies any underlying issue that should be addressed before or after the new fixture is installed.
Typical job duration
2–4 hours for standard replacement work. Full bathroom basin and toilet sets may require a half-day visit. Scope is confirmed at booking.

Standards & Protocols
What applies to every service we provide
Professional Liability Cover
Every job is carried out under current professional liability insurance. If damage results directly from our work, the cover applies.
Licensed Trade Work Only
All plumbing work is carried out by holders of Taiwan Workforce Development Agency trade licences. We don't sub-contract to unlicensed workers.
Functional Test Before Close
The repair or installation is run under normal operating conditions before the job is signed off. We do not rely on visual inspection alone.
Written Job Record
A plain-language note describing findings, work done, and anything to monitor is left with the client at the end of every visit.
30-Day Return Policy
Same fault recurrence within 30 days triggers a no-charge return visit. The policy applies to all three services.
Scope Boundary Respected
If a job involves gas connections, structural pipework, or electrical work, we stop at the boundary of our scope and refer the appropriate specialist rather than improvising.
