How Sanxia Service came together
Sanxia Service was set up in 2011 by Lin Cheng-Yu, a licensed plumber who had been working for a larger contractor in Banqiao for eight years. The idea was simple: most of the jobs he saw were in homes, most of the customers were ordinary households, and a lot of them had been waiting too long for someone to show up and sort things out.
He moved the operation to Sanxia District, where he had grown up, and took on a small team. The focus from the start was on call-out work — no long contracts, no subscriptions, just someone who turns up, assesses the problem honestly, and charges a fair rate for the work done.
Over the years the team has grown to six people, all based locally. We handle three core services: leak checks and repairs, drain clearing, and fixture fitting. We do not do construction work or new builds — keeping the scope narrow means we do what we do well.
What we set out to do
The mission at Sanxia Service is straightforward: make it easier for homeowners in Sanxia and the surrounding area to get plumbing work done without having to chase multiple contractors or wonder what they are being charged for.
We publish our prices, we explain what we find on site, and we do not start work on anything that falls outside the agreed scope without checking in first.

Licensed & Insured
All technicians hold current plumbing trade licences issued under Taiwan's Construction and Planning Agency standards. Professional liability cover is maintained on every job.
Diagnose Before Acting
We identify the cause before picking up a tool. A quick patch over an unknown fault wastes everyone's time. Understanding the source means the fix holds.
Completion Check
Before leaving, we run the repaired point under normal operating conditions to confirm it holds. We do not sign off on a job that we cannot verify ourselves.
Safety-First Approach
Where pipework connects to a gas or electrical service, we stop and advise the correct specialist rather than work outside our scope. No improvised solutions near utilities.
Client Data Handled Carefully
Contact details collected during booking are used only for scheduling and follow-up. We do not pass them to third parties or use them for marketing without consent.
30-Day Return Policy
If the same fault reappears within 30 days of a completed repair, we return to assess it at no additional call-out charge. Our work should last.
Residential plumbing in Sanxia District
The older housing stock in Sanxia — the three- and four-storey townhouses common along Minquan Street and Zhongzheng Road — tends to have pipework that was installed in the 1980s and 1990s. Joints corrode, traps clog more readily in hard water areas, and tap cartridges wear faster than manufacturers typically predict. Knowing what to look for in these buildings saves time on site.
We work on residential properties across Sanxia District and take occasional jobs in adjacent areas such as Yingge and Shulin when our schedule allows. The three services we offer — leak repair, drain clearing, and fixture fitting — cover the large majority of household plumbing calls. Anything beyond that scope, such as full bathroom renovation or fire-suppression pipework, falls outside our area and we will say so clearly rather than take on a job we are not set up for.
Plumbing issues are rarely convenient. We try to keep scheduling responsive and give clear timing estimates rather than broad windows. If a visit needs to be moved, we contact clients directly and offer an alternative in the same week where possible.
