Recurring damp under bathroom vanity — Minquan Street
Challenge
The homeowner had wiped the inside of the vanity cabinet dry three times over two months. A previous contractor had tightened the tap connections but the damp returned within two weeks. The source was unclear — possibly the supply joints, possibly the waste.
Solution
Pressure test on the cold supply while the hot was isolated confirmed the leak was supply-side. The compression fitting on the cold line had a hairline crack in the olive — visible only once the fitting was removed. Replaced the fitting and retested. Waste connections inspected separately and confirmed sound.

All three traps were removed, cleaned, and refitted. The shared 50mm waste leg running from the bathroom was partially obstructed by decades of soap and scale accumulation. Cleared using a flexible rod from the accessible floor grate. Full flow check after clearing confirmed steady draining across all three outlets.

All three fixtures draining normally. The technician advised a drain maintenance schedule — a simple monthly hot-water flush that the tenants were happy to follow. Total visit time: 2.5 hours.

Water heater replacement and pressure review — Ren'ai Road
Challenge
A 12-year-old gas water heater had started producing inconsistent hot water temperatures. The homeowner had purchased a replacement unit but was uncertain whether the existing supply connections were adequate and wanted the new unit professionally fitted.
Solution
Old unit disconnected at the gas and water connections (gas isolated at the supply valve; reconnection to gas by a certified gas technician on a separate visit, as is standard). New unit positioned and water connections made. Pressure review showed supply pressure was within the manufacturer's range for the new heater. Connection notes left for the gas technician.
Outcome
Water connections completed same day. Gas reconnection completed by the referred technician the following morning. Consistent hot water temperature confirmed after commissioning. Total plumbing visit time: 2 hours.
